The most expensive mistake in a tender isn’t always in the price. Sometimes it’s in a missing document: the company submitted the best technical offer and was still ruled out, because the tender required an Environmental Product Declaration and it didn’t have one. The competitor did.
An EPD (Environmental Product Declaration) is a third-party-verified document that communicates a product’s environmental performance across its life cycle, following the ISO 14025 standard and — in construction — EN 15804. It doesn’t say whether a product is “good” or “bad”: it presents comparable, audited data so the decision-maker can compare with real criteria.
What separates it from a carbon footprint
A product carbon footprint measures a single impact: climate. An EPD is broader: it rests on a full Life Cycle Assessment and communicates several environmental indicators (carbon, but also acidification, eutrophication, resource use, water…), in a standardised and verified format that lets products be compared against each other.
Put differently: the footprint answers “how much does it emit?”; the EPD answers “how do you prove it, in a comparable and verified way?”. That’s why tenders and building certifications ask for an EPD, not a loose figure.
Which standards govern it
Three references hold up an EPD:
- ISO 14025 defines the general rules for Type III environmental declarations (the verified, comparable ones).
- EN 15804 sets the specific rules for construction products, the field where it’s most required.
- ISO 14040/44 is the methodological base: the LCA the declaration is built on.
How an EPD is obtained, step by step
This is where most explanations tiptoe past. The process has four linked stages:
- PCR (Product Category Rules). The rules that define how the EPD is calculated for your type of product. They set what is included and how, so two EPDs in the same category are comparable.
- LCA. The Life Cycle Assessment of the product, following the PCR.
- Verification. An independent third party reviews the LCA and the declaration.
- Registration and publication. The EPD is registered with a programme (an EPD operator) and becomes available with a set validity.
The mistake we see most: starting with the LCA software before setting the right PCR. Without the correct PCR, the study may not be valid for the EPD you need.
